One of many great homes for sale 2/1/2012!

Wow, 2012 started as a busy year in Central Virginia real estate!  Some days January saw more homes going under contract than new homes entering the market (we haven’t seen that in a while!) in the Charlottesville Area Association of REALTORS multiple listing service (mls).  So forget what you hear in the media about home sales, take a deeper look to see what’s happening in your neighborhood! Lots of great homes, farms and land came on the market in January with many being realistically priced (pricing remains key to getting sold in the current market).  Weekend open houses, web sites and agents received good traffic from first time home-buyers and others interested in purchasing a home the next six months of 2012.  I spoke with a lender who received many new clients looking to be pre-approved for and discuss home mortgages prior to looking at homes.  Additionally, the FED commented last week that they will keep interest rates low for the next 18 months keeping many home mortgage rates low.

Overall, we’ve got some great homes priced to sell in Central Virginia with low interest rates making home mortgage similar to or less than current rents.  Buyers are out looking and making offers taking advantage of the current market.  If you have been sitting on the fence thinking about buying a home or selling your current home, 2012 may be the time for you to get off the fence and act!  Each purchase or sale features many individual criteria and needs so evaluate your options and make an informed decision.
