Buying Virginia Land

Virginia Mountain Views

If you are interested in buying land (at 1/3 acre building lot to a 500 acre retreat), the fall and winter provide a great opportunity for walking the land. Since the leaves have fallen and undergrowth has died back, you can see the topography getting a better idea of what lies under all the green leaves! I was out yesterday looking at land in the Green Springs area of Louisa County and had calls on land from Nelson to Madison County. The interest in buying land continues to pick up. Our current market conditions caused some sellers to lower the asking price due to competition and fewer sales. We continue to have some great buys on waterfront lots at Lake Anna, building lots, horse parcels, farms, and parcels with views of the Blue Ridge Mountains. If you are interested in buying or selling outside Virginia, let me know, I’ve developed a network of RE/MAX and other agents around the country and world to help my clients with their real estate needs.

Some of my buyers this year paid cash for the land they purchased but several lenders continue to offer competitive loans with good terms. If you’re interested in purchasing land, contact the good folks at Farm Credit and explore their loan programs. I am sure either the Louisa, Orange or Charlottesville, Virginia offices would be glad to help you and answer any loan questions you may have.

We’ve developed a great search tool to find available land. To search for parcels on the market and in the multiple listing system, please visit the Home Buyers Scouting Report (HBSR) and set up a profile. You will receive e-mails of land listing on the market that meet your needs. When new land listings are entered that meet your needs, you will receive and automated update. For any properties of interest, please add those to your notebook. For properties in your HBSR notebook, you will receive e-mails of price changes, additional photos, plats, etc. Overall HBSR provides a great tool for following homes, farms or land for sale. If you have questions about HBSR or setting up your profile, please give me a call or e-mail. Don’t forget you’re not alone, I’m here to help!

Between now and the spring with no leaves on the trees provides a great opportunity to get out and walk the land. If you’re interested in buying land, let’s work together to find and evaluate properties. Please ask questions. The only bad questions remains the one you don’t ask (yes both of my parents were teachers!). With a forestry background and 20 years selling land in Virginia, I lots of experience to share. I love walking and selling land. When you are ready, I am here to help, so let’s talk!
